What Is My Orange County Home Worth in 2026? How Sellers Should Think About Home Value
Seller Guides · Updated October 2026 · 18 min read
By Lauren Greaves, REALTOR® · The Lily Campbell Team at First Team Real Estate

Your Orange County home is worth what a qualified buyer is willing to pay in the current market, based on recent comparable sales, competing inventory, property condition, location, features and buyer demand.
Online estimates can be useful starting points, but they cannot fully account for many property-specific details — remodel quality, floor plan, lot usability, street location and how buyers are responding right now.
I'm Lauren Greaves, an Orange County real estate agent with the Lily Campbell Team at First Team Real Estate. I help homeowners understand both their estimated market value and a realistic listing strategy — whether they plan to sell soon or simply want to know where they stand.
How Is an Orange County Home's Value Determined?
- Recent comparable sales
- Location and neighborhood
- Lot size
- Square footage
- Bedroom and bathroom count
- Floor plan
- Condition
- Remodel quality
- Views
- Pool
- Garage
- ADU or expansion potential
- HOA and special assessments
- School boundaries
- Street location
- Competing inventory
- Buyer demand
- Market conditions
What Does "Market Value" Actually Mean?
Market value generally reflects the price a willing buyer may pay and a willing seller may accept under current market conditions. It is not always the same as:
- What you paid
- What you owe
- What you spent on renovations
- An online estimate
- An appraisal from years ago
- A neighbor's asking price
How Do Real Estate Agents Determine Home Value?
Realtors typically prepare a Comparative Market Analysis (CMA). It looks at recently sold homes, pending sales, active listings and — when useful — expired or withdrawn listings, then weighs how each property is similar to and different from yours, in the context of the neighborhood and current buyer demand.
Sold Homes Matter More Than Asking Prices
| Listing status | What it tells you |
|---|---|
| Sold | What buyers actually paid |
| Pending | Clues about current demand — the final price may not be public yet |
| Active | Current competition and seller expectations |
| Expired / withdrawn | Possible pricing or marketability problems |
A nearby home listed at a certain price does not mean yours is worth the same amount. Asking prices are hopes; sold prices are evidence.
How Recent Should Comparable Sales Be?
More recent sales are generally more useful, but there is no universal lookback period. The right window depends on neighborhood turnover, property type, how unique the home is, how quickly the market has shifted and how many good comps exist.
How Close Should Comparable Homes Be?
Nearby sales are often most useful, but distance should be balanced against true similarity. A home across the street can still be a poor comp if it differs substantially in size, lot, condition, floor plan, HOA, property type, view or remodel quality.
Why Two Homes on the Same Street Can Sell for Different Prices
- Remodel quality and condition
- Lot size, yard and corner or cul-de-sac position
- Floor plan, bedroom and bathroom count
- Pool, garage, ADU or view
- Busy-street exposure, noise and natural light
- Presentation and marketing
- Timing and buyer competition
Location matters, but location alone does not determine value.
How Much Do Renovations Add to Home Value?
Renovation cost does not automatically equal added market value. What buyers will pay for an update depends on its quality, style and age, current buyer preferences, the neighborhood's price ceiling, functionality, whether required permits were obtained and how consistent the improvement is with the rest of the home.
Does a remodeled kitchen increase home value?
Buyers often respond well to updated kitchens, but the added value depends on quality, layout, finishes, condition, the neighborhood, the overall home and competing listings. An expensive remodel does not guarantee a dollar-for-dollar return.
What about bathrooms?
The same framework applies: the number of bathrooms, their condition and functional layout, renovation quality, primary-suite appeal and the state of guest bathrooms all shape how buyers value them.
How Does Lot Size Affect Home Value?
Larger lots can appeal for yard space, pools, outdoor living, ADU potential, expansion, privacy and RV access. But value also depends on lot shape, usability, slope, setbacks, location, HOA rules and development limitations.
Does ADU Potential Increase Value?
Potentially, but not automatically. Buyers may value an existing permitted ADU, garage-conversion possibilities, large lots, multigenerational flexibility or rental potential — but feasibility must be verified with the city. Development potential is never guaranteed.
How Do Pools Affect Orange County Home Value?
A pool can increase appeal for some homes and price points, but it also means maintenance, insurance considerations and less yard space. Its effect depends on the neighborhood, the likely buyer and the overall property.
How Does a View Affect Value?
Ocean, hillside, city-light, greenbelt and park views can all matter — but view premiums are highly property-specific and depend on quality, permanence and which rooms enjoy them.
How Does Property Condition Affect Value?
| Condition | Typical buyer response |
|---|---|
| Turnkey / updated | Broadest buyer pool; move-in ready |
| Well maintained but dated | Strong appeal to buyers who want to update on their own timeline |
| Original condition | Buyers factor in update costs and plans |
| Fixer / major repairs | Narrower pool; financing and inspections can be more complex |
Condition affects the buyer pool, pricing, financing, inspections, negotiation and time on market.
How Does Location Within the Neighborhood Affect Value?
Neighborhood-level nuance can matter significantly: cul-de-sac versus busy road, interior street, school or park adjacency, power lines, freeway noise, corner lots, views, greenbelts, gated locations and coastal proximity.
How Do HOA Dues Affect Home Value?
Buyers weigh the monthly dues against what the HOA covers, amenities, reserve health, community condition, rules, insurance and any assessments. Higher dues do not automatically mean lower value — they need to make sense for what buyers receive.
What About Mello-Roos and Special Assessments?
Buyers often compare total ownership cost, not just purchase price. A home with a higher HOA, Mello-Roos or special assessments can feel different financially from a similarly priced home without them. See what buyers should know about Mello-Roos, and more in our guide to the hidden costs of buying in Orange County.
Do School Boundaries Affect Home Value?
School assignment can influence buyer demand in some markets. Boundaries can change, so buyers and sellers should verify current assignments directly with the school district.
How Much Do Online Home Estimates Matter?
Automated valuations draw on public records, previous sales, tax information, nearby sales and algorithms. They may not fully understand remodel quality, interior condition, views, lot usability, floor plan, street location, unpermitted changes, micro-neighborhood differences or how buyers are responding right now. An online estimate can be a starting point, not a final pricing decision.
Why Zillow, Redfin and other estimates can differ
Each platform may use different algorithms, weight comps differently, update at different times and hold different property data — so it is common to see several different numbers for the same home.
Is an Appraisal the Same as Market Value?
Not exactly. An appraisal is a professional valuation generally prepared for a lender or another specific purpose. Market value in an active sale also reflects current buyer demand, competition, negotiation and timing, so appraised value and sale price can differ.
Market Value vs. Listing Price
Market value
- What it is
- Estimate of likely buyer value
Estimated total
Evidence-based
Built from comps, condition, location and demand.
Listing price
- What it is
- Strategic price to launch the home
Estimated total
Strategy-based
May be at, slightly below or slightly above value depending on competition, demand, uniqueness and your goals.
Why overpricing can hurt your final sale
Overpricing can mean fewer showings, less urgency, lost first-week momentum, price reductions, buyers questioning the property and a potentially weaker negotiating position later. It does not always produce a lower sale — but it adds real risk.
Can pricing low create multiple offers?
Sometimes. Strategic pricing can increase buyer activity, but it should not be automatic. It depends on market demand, inventory, condition, neighborhood and your goals.
How Does Current Competition Affect Your Home Value?
You are competing against active listings, coming-soon inventory, new construction and similar nearby homes. Your home may be worth more or less depending on what buyers can choose from at that moment.
How Do Market Conditions Affect Home Value?
Inventory, buyer demand, mortgage rates, affordability, seasonality and economic confidence all influence what buyers are willing to pay — which is why a valuation is a snapshot, not a permanent number.
How Home Value Can Differ Across Orange County
| City | What often drives value differences |
|---|---|
| Fountain Valley | Lot size, remodel quality, floor plan, street location, limited inventory |
| Huntington Beach | Coastal proximity, neighborhood, lot, view and housing type |
| Irvine | Village/community, age, HOA, Mello-Roos, school proximity, condition |
| Tustin | Older neighborhoods vs. Tustin Ranch vs. newer communities |
| Costa Mesa | Neighborhood and remodel quality |
| Orange | Old Towne, suburban tracts and hillside homes are different markets |
| Westminster | Lot size, ADU potential and location |

How Is a Fountain Valley Home Value Determined?
In Fountain Valley, value often turns on the tract, lot size, floor plan, remodel quality, additions, pool, garage, street, school boundary and recent neighborhood sales. The Lily Campbell Team has especially deep roots in Fountain Valley, which gives Lauren's sellers detailed tract-level context. See the Fountain Valley guide.
Should You Make Improvements Before Getting a Home Valuation?
No. Understand your current value first. Lauren can walk you through value as-is versus potential value after selective improvements before you spend money. Read what to fix before selling and whether to sell as-is or make repairs first.
What Is My Home Worth If I'm Not Ready to Sell Yet?
Knowing your value still helps with understanding equity, neighborhood sales, a potential future sale range, improvement decisions and move-up possibilities. Requesting a valuation does not mean you have to list.
How Often Should I Check My Home's Value?
There is no set schedule. Revisit your value when you are thinking about moving, considering renovations, reviewing equity, after significant nearby sales or when market conditions change.

Frequently Asked Questions
What is my Orange County home worth?
It is worth what a qualified buyer is likely to pay today, based on recent comparable sales, competing inventory, condition, location, features and demand. A property-specific market analysis gives the most reliable range.
How do I find out how much my house is worth?
Online estimates are a starting point. For a realistic range, request a Comparative Market Analysis from a local agent who reviews recent sales and your home's specific details.
How do Realtors determine home value?
They prepare a CMA using sold, pending, active and sometimes expired listings, adjusting for differences in size, condition, lot, location and features, then consider current demand.
What is a comparative market analysis?
A property-specific estimate of market value based on recent nearby sales and current competition, adjusted for differences such as condition, size, lot, location and features.
Are Zillow estimates accurate?
They can be a helpful starting point, but automated estimates may miss remodel quality, interior condition, views, lot usability and street location. They cannot replace a property-specific analysis.
Why is my Zillow estimate different from my Realtor's estimate?
Algorithms rely on public data and models; a Realtor sees the home and weighs condition, upgrades, layout, competition and buyer response that data may not capture.
Why do online home values differ?
Platforms use different algorithms, weight comps differently, update at different times and may have different property data.
What comparable sales should be used to value my house?
Recent sales of genuinely similar homes nearby — similar size, lot, condition, floor plan, property type and HOA — balanced with pending and active competition.
How recent should home comps be?
More recent is generally better, but the right window depends on turnover, property type, uniqueness, market shifts and how many good comps exist. There is no universal rule.
Does lot size affect home value?
Often, yes — but usability, shape, slope, setbacks, location and HOA rules matter as much as raw square footage.
Do renovations increase home value?
They can, but cost does not equal added value. Quality, style, age, permits, buyer preferences and neighborhood price ceilings all affect what buyers will pay.
Does a pool increase home value in Orange County?
For some homes and price points it adds appeal; for others it is neutral. Maintenance, insurance and yard space are part of how buyers weigh it.
Does an ADU increase home value?
A permitted ADU or verified ADU potential can add appeal, but not automatically. Feasibility must be confirmed with the city.
Does HOA affect home value?
Buyers weigh dues against what the HOA covers, amenities, reserves and rules. Higher dues do not automatically mean lower value.
Does Mello-Roos affect home value?
Buyers often compare total monthly ownership cost, so Mello-Roos and assessments can influence how a home compares with similarly priced alternatives.
Does school district affect home value?
School assignment can influence demand in some markets. Always verify current boundaries directly with the district, since they can change.
Is appraised value the same as market value?
Not exactly. An appraisal is prepared for a specific purpose, usually a lender; market value also reflects live demand, competition, negotiation and timing.
Is listing price the same as market value?
No. Market value estimates what buyers will likely pay; listing price is a strategic launch price that may be at, slightly below or slightly above that value.
Why can two homes on the same street sell for different prices?
Differences in remodel quality, lot, floor plan, condition, view, noise, presentation, timing and buyer competition can all create different outcomes.
Should I renovate before getting a home valuation?
No. Learn your as-is value first, then compare it with potential value after selective improvements before spending money.
Can I get a home valuation if I am not ready to sell?
Yes. A valuation conversation can help with equity, planning and improvement decisions, with no obligation to list.
How much is my Fountain Valley home worth?
It depends on your tract, lot, floor plan, remodel quality, additions, street and recent neighborhood sales. The Lily Campbell Team has deep Fountain Valley experience, and Lauren can prepare a property-specific analysis.
How much is my Huntington Beach home worth?
Coastal proximity, neighborhood, lot, view and housing type create wide differences in Huntington Beach, so a property-specific CMA is the best way to know.
How much is my Irvine home worth?
In Irvine, the community, home age, HOA, Mello-Roos, school proximity and condition all matter. Request a property-specific analysis for a realistic range.
Who can give me an accurate Orange County home valuation?
